Loft conversion cost in Southend-on-Sea ranges from around £28,000 for a straightforward rooflight room to £105,000 for a full mansard, and the gap between those numbers has almost nothing to do with finish quality. It is decided by what is above your ceiling. Two houses on the same street, built in the same year, can differ by £20,000 because one has a hipped roof and the other does not. This guide sets out what each conversion type costs locally in 2026 and, more usefully, what actually drives the figure up or down.
Loft Conversion Costs by Type in Southend
These are realistic 2026 ranges for the Southend area, covering structural work, staircase, insulation, electrics, plastering and decoration. They exclude furniture and any alterations to the floor below.
- Velux or rooflight conversion: £28,000 to £40,000 for a single room. Add roughly £10,000 for an en suite.
- Rear dormer: £42,000 to £58,000 for one bedroom, or £52,000 to £70,000 with an en suite.
- Full-width dormer: £65,000 to £85,000, generally producing two rooms.
- Hip to gable: £48,000 to £64,000 alone, or £62,000 to £82,000 combined with a rear dormer.
- L shaped dormer: £62,000 to £85,000, typically two bedrooms and a bathroom.
- Mansard: £75,000 to £105,000, plus £3,000 to £6,000 in planning and party wall fees.
What Actually Drives the Price
Roof construction
This is the single biggest variable and the one most homeowners do not know about until someone looks. A cut roof, built on site with rafters and purlins, has an open central void that can be converted directly. A trussed roof, standard from the 1960s onward, fills that void with structural timber that cannot be removed without replacing what it was holding up.
Converting a trussed roof adds somewhere between £8,000 and £20,000 over the equivalent cut roof job. In Southend the older inter-war stock through Westcliff, Prittlewell and Southchurch is predominantly cut. Post-war estates and anything built from the sixties onward is much more likely to be trussed.
Head height
Below about 2.2 metres from ceiling joists to ridge, a rooflight conversion stops being viable and you are into dormer territory — a jump of roughly £15,000. Below about 2.0 metres, even a dormer may not produce a compliant room, and the answer becomes a mansard, which is another £25,000 again.
Hipped ends
Inter-war Southend has a great many hipped roofs, and they narrow the loft precisely where the staircase needs to land. Squaring the hip into a gable adds £14,000 to £20,000, but without it the resulting room is often too narrow to justify converting at all.
Staircase position
Where the new stair can rise over the existing one, cost is contained. Where the layout below forces it into a bedroom or requires structural alteration to the first floor, expect £3,000 to £8,000 more, plus the making good of whatever room it takes space from.
Access and scaffolding
Good side access keeps scaffold cost to the low thousands. Restricted access, sloping ground, or no side access at all can add £2,000 to £5,000, and on some terraces materials have to be carried through the house, which adds labour to every delivery.
Coastal exposure
Properties on the exposed southern side toward Thorpe Bay and Shoeburyness need dormer cheeks, flashings and fixings specified for driving rain and salt. Stainless rather than galvanised fixings and heavier flashing details add a few hundred pounds — trivial against the cost of returning to a failed detail in five years.
Three Worked Examples from Southend Streets
Ranges are useful but abstract. These are three typical Southend scenarios and what each realistically costs.
A 1930s semi in Westcliff, hipped roof, 2.3 metres to the ridge. Cut timber construction, good side access, stair rises over the existing one. Hip to gable plus rear dormer, producing a double bedroom and en suite. Around £71,000 including fees. Without the gable it would be a narrow single room for £49,000, which is why almost nobody takes that option.
A 1970s estate house in Shoeburyness, trussed roof, 2.1 metres to the ridge. The trusses have to come out and be replaced with a structural floor and new roof support. A rear dormer follows. Around £64,000 — roughly £14,000 more than the same job on a cut roof, entirely because of the structure.

Costs That Are Easy to Forget
- Building Regulations fees: £700 to £1,200 depending on the scope of work
- Structural engineer: £600 to £1,200 for calculations and drawings
- Planning application: £258 where one is required, which is most mansards and any front-facing dormer
- Party wall surveyor: £1,200 to £2,500 per neighbour on terraced and semi-detached properties
- Redecoration below: the landing almost always needs making good once the new stair is in
Does a Loft Conversion Add Value in Southend?
An additional bedroom with an en suite typically adds meaningfully more to a Southend property than the conversion costs, particularly where it takes a house from three bedrooms to four. Four-bedroom family housing is in shorter supply here than three-bedroom stock, and the price gap between the two reflects that.
Bungalow conversions are the strongest case. Where a loft conversion adds perhaps a third to a two-storey house, on a bungalow it can approach doubling the floor area — which is why they are common on Canvey Island and increasingly so in parts of Thundersley and Hadleigh.
The weakest case is over-conversion. A five-bedroom house on a street of three-bedroom houses will not recover its full cost, because buyers price against the road rather than the floor area.
How Long Does It Take?
Programme matters as much as price if you are living in the house throughout, and most people do.
- Rooflight conversion: four to seven weeks, with minimal external disruption
- Rear dormer: six to ten weeks
- Hip to gable with dormer: eight to twelve weeks, brickwork being weather-dependent
- L shaped dormer: ten to fourteen weeks
- Mansard: twelve to eighteen weeks on site, plus eight to ten weeks beforehand for planning and party wall matters
Add four to six weeks ahead of any of these for structural design and Building Regulations submission. Mansards and anything needing planning permission need considerably longer, and applications submitted over the Christmas period tend to sit.
Paying for It
Most loft conversions are paid in staged payments tied to milestones rather than a deposit and a final bill. A typical structure is a modest deposit for materials, then payments at completion of structure, at weathertight, at first fix and on completion.
Be cautious about any contractor asking for a large proportion up front. A deposit covering initial materials is reasonable. A demand for thirty or forty per cent before work starts is not, and it is the most common warning sign in domestic building work.
Where the work is funded by borrowing, remember that the valuation uplift is realised on sale or remortgage rather than immediately, so the money has to come from somewhere in the meantime.
How to Compare Quotes Properly
Ask every quoting contractor whether they have been in the loft. If they have priced from a floor plan or a doorway photograph, the figure is a guess and it will move.
Then check that structural calculations, Building Regulations submission, the staircase and making good are all inside the quoted figure rather than sitting outside it as provisional sums. A quote that is £6,000 cheaper but excludes the staircase is not cheaper.
